The November 2 CRMLS snapshot shows active inventory easing slightly in both Ladera Ranch and Rancho Mission Viejo, while pending activity increased in each community.

Ladera Ranch currently has 56 active residential listings and 5 pending listings. The closed search returned 13 sales from October 3 through November 2. Closed prices ranged from $750,000 to $4,050,000, with a median closed price of $1,315,000.

Compared with the October 19 snapshot, Ladera's active inventory decreased from 59 to 56 homes. Pending listings rose from 4 to 5, while the rolling 30-day closed count increased from 12 to 13.

Rancho Mission Viejo currently has 116 active residential listings and 14 pending listings. The closed search returned 16 sales during the same 30-day period. Closed prices ranged from $583,800 to $2,450,000, with a median closed price of $1,445,000.

Compared with the October 19 snapshot, Rancho Mission Viejo's active inventory decreased from 119 to 116 homes. Pending listings increased from 12 to 14, while the rolling closed count declined from 23 to 16.

For buyers, both communities continue to offer meaningful choice, with Rancho Mission Viejo carrying a little more than twice Ladera Ranch's active inventory. The rise in pending listings suggests that some of that selection is moving into contract even as active totals remain substantial.

For sellers, the higher rolling medians need context. Ladera's median moved from $1,142,500 to $1,315,000, while Rancho Mission Viejo's moved from $1,199,990 to $1,445,000. Those changes reflect the mix of condos, townhomes and detached homes that happened to close during relatively small 30-day windows—not a direct measure of month-to-month appreciation.

Pricing decisions are best based on comparable sales from the same neighborhood, property type, size, condition and price range rather than a broad community median alone.
