The October 12 CRMLS snapshot shows inventory moving in different directions across Ladera Ranch and Rancho Mission Viejo, while both communities recorded slightly more closed sales in their latest rolling 30-day windows.

Ladera Ranch currently has 52 active residential listings and 3 pending listings. The closed search returned 13 sales from September 12 through October 12. Closed prices ranged from $698,000 to $11,250,000, with a median closed price of $1,210,000.

Compared with the October 5 snapshot, Ladera's active inventory declined from 55 to 52 homes. Pending listings decreased from 6 to 3, while the rolling 30-day closed count increased from 11 to 13.

Rancho Mission Viejo currently has 117 active residential listings and 12 pending listings. The closed search returned 27 sales during the same 30-day period. Closed prices ranged from $660,000 to $2,038,925, with a median closed price of $1,275,000.

Compared with last week, Rancho Mission Viejo's active inventory increased from 112 to 117 homes. Pending listings edged down from 13 to 12, while the rolling closed count increased from 26 to 27.

For buyers, Rancho Mission Viejo continues to offer more than twice as many active homes as Ladera Ranch. Ladera's smaller inventory and lower pending count may create opportunities for buyers who are prepared to compare neighborhoods and property types carefully.

For sellers, the weekly median-price movement needs context. Ladera's rolling median decreased from $1,655,000 to $1,210,000, even though the period included an $11.25 million upper-end sale. Rancho Mission Viejo's median was nearly unchanged, moving from $1,279,995 to $1,275,000. These figures reflect relatively small and changing groups of condos, townhomes and detached homes, so they should not be interpreted as a direct measure of appreciation or depreciation.

Pricing decisions are best based on comparable sales from the same neighborhood, property type, size, condition and price range rather than the community-wide median alone.
