The October 19 CRMLS snapshot shows more active inventory in both Ladera Ranch and Rancho Mission Viejo, while the latest rolling 30-day sales totals eased from the prior week.

Ladera Ranch currently has 59 active residential listings and 4 pending listings. The closed search returned 12 sales from September 19 through October 19. Closed prices ranged from $698,000 to $2,699,900, with a median closed price of $1,142,500.

Compared with the October 12 snapshot, Ladera's active inventory increased from 52 to 59 homes. Pending listings rose from 3 to 4, while the rolling 30-day closed count decreased from 13 to 12.

Rancho Mission Viejo currently has 119 active residential listings and 12 pending listings. The closed search returned 23 sales during the same 30-day period. Closed prices ranged from $775,000 to $2,450,000, with a median closed price of $1,199,990.

Compared with last week, Rancho Mission Viejo's active inventory increased from 117 to 119 homes. Pending inventory held steady at 12, while the rolling closed count decreased from 27 to 23.

For buyers, the increase in active inventory creates a little more choice in both communities. Rancho Mission Viejo still offers roughly twice as many active listings as Ladera Ranch, though those totals include a mix of condos, townhomes and detached homes across several neighborhoods and price ranges.

For sellers, the lower community-wide median prices need context. Ladera's rolling median moved from $1,210,000 to $1,142,500, while Rancho Mission Viejo's moved from $1,275,000 to $1,199,990. These shifts reflect the changing mix of homes that closed during relatively small 30-day windows and should not be interpreted as a direct measure of appreciation or depreciation.

Pricing decisions are best based on comparable sales from the same neighborhood, property type, size, condition and price range rather than a broad community median alone.
