The October 5 CRMLS snapshot shows a mostly steady week across Ladera Ranch and Rancho Mission Viejo, with only modest changes in available and pending inventory.
Ladera Ranch currently has 55 active residential listings and 6 pending listings. The closed search returned 11 sales from September 5 through October 5. Closed prices ranged from $698,000 to $6,100,000, with a median closed price of $1,655,000.
Compared with the September 28 snapshot, Ladera's active inventory was unchanged at 55 homes. Pending listings increased from 5 to 6, while the rolling 30-day closed count remained at 11.
Rancho Mission Viejo currently has 112 active residential listings and 13 pending listings. The closed search returned 26 sales during the same 30-day period. Closed prices ranged from $660,000 to $2,250,000, with a median closed price of $1,279,995.
Compared with last week, Rancho Mission Viejo's active inventory edged down from 113 to 112 homes. Pending listings decreased from 14 to 13, while the rolling closed count increased from 25 to 26.
For buyers, the headline is choice: Rancho Mission Viejo continues to offer roughly twice as many active homes as Ladera Ranch. Ladera's pending count improved slightly this week, while both communities maintained a meaningful pace of recent closings.
For sellers, the median-price movement deserves context. Ladera's rolling median decreased from $1,810,000 to $1,655,000, while Rancho Mission Viejo's increased from $1,199,990 to $1,279,995. These are relatively small, changing groups of sales with different combinations of condos, townhomes and detached homes. The weekly changes should not be read as a direct measure of appreciation or depreciation.
Pricing decisions are best made with comparable sales from the same neighborhood, property type, size and condition rather than the community-wide median alone.
