Active and pending are point-in-time counts; closed sales cover August 22 through September 21. Because listings can change status, these figures will move.

Ladera Ranch has 58 active residential listings and 6 pending listings. The closed search returned 10 sales in the last 30 days. Those closed prices ranged from $750,000 to $6,100,000, with a median of $1,939,500. Last week's snapshot showed 61 active and 4 pending listings. That is a small inventory decline and a modest increase in homes under contract, not a trend to overread from one week.

Rancho Mission Viejo has 108 active residential listings and 17 pending listings. The closed search returned 22 sales in the same 30-day window. Closed prices ranged from $660,000 to $2,250,000, with a median of $1,470,000. Last week's snapshot showed 102 active and 20 pending listings, so there are more homes available and fewer pending in this particular weekly view.

The two medians are not an apples-to-apples measure of home values. Each closed set mixes condos, townhomes, and detached homes in different proportions, and the sample sizes are small. New construction and resale options in RMV also make its inventory mix different from Ladera's. For a pricing decision, I would narrow the comparison to similar homes in the same village or neighborhood and review the individual closed sales.

The practical takeaway: Ladera's active selection edged down while RMV's expanded, but neither one-week movement establishes a lasting shift. Buyers should watch the fit and pricing of the specific homes they would actually consider. Sellers should focus on current competition at their property type and price point rather than a citywide median alone.
