The September 28 CRMLS snapshot shows inventory moving in opposite directions across Ladera Ranch and Rancho Mission Viejo.

Ladera Ranch currently has 55 active residential listings and 5 pending listings. The closed search returned 11 sales from August 29 through September 28. Closed prices ranged from $750,000 to $6,100,000, with a median closed price of $1,810,000.

Compared with last week, active inventory declined from 58 to 55 homes, pending listings decreased from 6 to 5, and the rolling 30-day closed count increased from 10 to 11.

Rancho Mission Viejo currently has 113 active residential listings and 14 pending listings. The closed search returned 25 sales during the same 30-day period. Prices ranged from $660,000 to $2,250,000, with a median closed price of $1,199,990.

Compared with last week, active inventory increased from 108 to 113 homes, pending listings decreased from 17 to 14, and the rolling closed count increased from 22 to 25.

Ladera continues to offer a smaller selection of homes, while Rancho Mission Viejo has added inventory. Both communities recorded more closed sales in their latest rolling 30-day windows, although pending activity declined slightly.

The lower median in Rancho Mission Viejo should not automatically be interpreted as falling home values. This week’s closed set contains a substantial number of condos and attached homes priced below $1 million. Ladera’s smaller group includes several higher-priced detached properties, including sales above $5 million.

That difference in property mix makes citywide medians useful for tracking activity, but less useful for pricing an individual home. Buyers and sellers should compare similar properties within the same village, neighborhood, property type and price range.
